One Builder From Bare Ground to Move-In

Turnkey barndominiums are for owners who want a finished home without managing a dozen separate trades. We handle the work from site prep through the final walkthrough: clearing and pad, foundation, building package and erection, dry-in, plumbing, electrical and HVAC, insulation, interior finishes, and coordination of septic, well and utility connections.

What turnkey covers on rural land

Rural land is where the hidden costs live. HomeGuide notes that site prep runs about 5 to 10 percent of total cost, and developing a rural lot with utilities, clearing and road access can run up to $75,000. A septic system runs about $3,500 to $8,500 and well drilling about $30 to $80 or more per foot. Utilities on a vacant lot can run $9,000 to $34,500 or more. A real turnkey estimate puts these in writing up front instead of leaving them as surprises.

Septic and permits on the schedule

Septic approval can set the pace of a rural build. Under TCEQ rules, administered locally by authorized agents, the soil evaluation, system design and authorization to construct come before building. In Comal County, construction cannot begin until that authorization is issued. In counties that have adopted the Subchapter F residential standards, the foundation, framing and mechanical, and final inspections are scheduled into the job.

Built for your lender's draw schedule

Most turnkey barndos are financed with construction loans that pay in draws as phases are completed. Texas Farm Credit describes one-time construction loans where the lender may manage the draw process. Our phase schedule lines up with typical draws: site and foundation, shell and dry-in, rough-ins, and finish-out.

Finish choices made early

Turnkey does not mean you skip decisions. Cabinets, flooring, fixtures, lighting and paint are chosen on a schedule so they are on site when needed. Allowances for each are listed in the estimate so you know what is included.

Fewer handoffs, fewer gaps

On a split-contract job, the slab crew, the steel erector, the plumber and the finish carpenter each hand off to the next, and the owner sorts out what falls between them. On a turnkey job, the sequence and the gaps are our responsibility. Changes still happen, but they are handled with a written change order showing the cost before work proceeds.

Before you buy land

If you have not closed on property yet, we can look at a candidate tract with you. Access, slope, flood zone, distance to power and likely septic design all affect the turnkey price.

Sign-offs a turnkey schedule carries

A turnkey job ends with approvals as well as a clean house. In Comal County, the septic installer builds to the approved plans, three inspections are required during installation, and a license to operate is required before the system is put into use. In the 14 coastal counties of the Texas Department of Insurance designated catastrophe area, most new homes need a WPI-8 windstorm inspection while the work is in progress; the after-the-fact WPI-8-E route is harder and may cost more, so we keep those inspections on the schedule. In counties that have adopted Local Government Code Chapter 233, Subchapter F, the foundation, framing and mechanical, and final inspections are scheduled too. Those sign-offs are listed in the phase schedule we give you with the estimate.

Season matters in the Panhandle

Where you build changes the calendar. Around Amarillo, the National Weather Service lists the average first fall freeze as October 20 and the average last spring freeze as April 18, and snow has fallen as early as September and as late as May. Slab pours, septic installs and exterior finish work are easiest inside that window, so a fall start there is scheduled to get the slab cured and the shell dried in before the cold arrives, letting interior trades keep working with temporary heat.

Turnkey Barndominiums Questions

What does turnkey mean for a barndominium?

The builder delivers a finished, move-in-ready home: site work, foundation, building, mechanicals, insulation and interior finishes, with septic, well and utilities coordinated. You choose finishes; the builder manages the trades.

How much is a turnkey barndominium in Texas?

HomeGuide puts Texas barndominiums at about $68 to $168 per square foot, excluding land. Rural site costs like septic, well and power can add significantly. Your written estimate after a land visit is the price.

Does turnkey include the septic system and well?

We include septic and well coordination and their costs in the estimate so nothing is left out. The septic design follows the soil evaluation required under TCEQ rules.

Can I get a construction loan for a turnkey barndominium?

Many owners do. Lenders familiar with rural property, including Farm Credit lenders, offer construction loans. A detailed plan, materials list, written bid and timeline help with approval.

How long does a turnkey barndominium take?

Timelines depend on septic approval, weather, inspections and finish selections. We provide a phase-by-phase schedule with the estimate and update it as the job moves.
