What a Seguin Barndominium Build Looks Like
Barndominium builders who work around Seguin are building in the center of Guadalupe County, in the county seat, with the Guadalupe River running along the south side of town. Seguin sits on Interstate 10 about 35 miles east-northeast of downtown San Antonio and roughly 50 miles south of Austin by Highway 123 and I-35, or 62 miles using the SH 130 toll road. That position between two metros is why land around Seguin keeps changing hands, and why a home and a shop on the same few acres is such a practical fit here.
Below is a checklist for a barndo on Guadalupe County land, in the order the questions need answers.
1. Is the parcel in the city, its ETJ, or the open county?
This answer sets the building code. Inside Seguin, the city's rules apply. Where a city in a covered county has adopted a building code for its extraterritorial jurisdiction, Texas Local Government Code Section 233.153 says that municipal code controls there. Out in unincorporated areas of covered counties, new single-family homes and duplexes are held to the International Residential Code as published May 1, 2008, or the version used in the county seat. The same section says it does not require county approval before construction starts, does not give the county zoning power, and does not let the county charge a fee to cover enforcement. Several cities share Guadalupe County, including Schertz, Cibolo, Selma, Marion and New Braunfels, so a parcel a few miles from Seguin may fall under a different town's jurisdiction entirely.
2. What do the deed and plat say?
County law does not zone rural land, but subdivision restrictions can still limit metal exteriors, minimum square footage, outbuildings or livestock. We ask for the recorded restrictions before drawing anything, because a covenant problem found after the steel is ordered is expensive to fix.
3. Where does the wastewater go?
Off city sewer, the house needs an on-site sewage facility. TCEQ runs the statewide OSSF program and publishes a county map that points to the authorized agent who handles septic permits for each county. Plan the septic field, the house pad, the shop apron and the driveway together so none of them crowd the others.
4. How close is the river?
The Guadalupe-Blanco River Authority is headquartered in Seguin and manages Canyon Dam upstream plus four small dams in the county. Meadow Lake and Lake Placid sit near town, and Lake Seguin is a paddling trail at Max Starcke Park. Waterfront and creek-side lots are appealing, and they are exactly where we check the floodplain map before setting a finished floor height or a pad location.
5. What will the building need to handle?
Seguin's summers run very hot and humid from June into September, October is often rainy, and winter cold fronts can drop the temperature 30 degrees F or more in a single day. A metal-skinned house has to manage both the heat load and those fast swings without sweating on the inside of the panels. Closed-cell spray foam, a well-planned vapor strategy and a properly sized HVAC system handle most of that.
6. Steel frame or post frame?
Both work on Guadalupe County land. Steel frames give long clear spans for a shop bay or RV garage. Post-frame wood buildings are simpler to finish inside and familiar to most trades. We look at how much shop space you want, the slab and the finish level, and then recommend a structure.
Growth you can see from the highway
Seguin grew from 25,175 residents in 2010 to 29,433 in 2020, and the county went from 131,533 to 172,706 over the same decade, a 31.3 percent jump. The county counted 64,482 housing units in 2020. Growth at that pace means more homesites, more new subdivisions and more covenants to read before you buy.
Water off the city line
The Schertz-Seguin Local Government Corporation draws from wells in the Carrizo Aquifer in Gonzales County, with production that began in September 2002. If your lot is beyond city water, a private well or a rural water supplier is part of the plan, and that should be settled before you close on the land.

Seguin Questions
My land is between Seguin and Schertz. Whose rules apply?
It depends on whether the parcel is inside a city, inside a city's extraterritorial jurisdiction, or in unincorporated Guadalupe County. Several cities share the county, so we confirm the jurisdiction for your exact parcel before design starts.
Is a lot near Lake Placid or Meadow Lake a problem for a barndominium?
Not automatically. Lots near the river and its lakes need a floodplain check, and the answer sets where the pad goes and how high the finished floor sits.
Who permits septic systems in Guadalupe County?
TCEQ's OSSF program lists the authorized agent for each county. We start with a site and soil evaluation, then size the system to the house.
Can I put a large shop and living quarters under one roof near Seguin?
Yes, as long as deed restrictions allow it. A steel frame suits wide shop doors and long clear spans, and the living side is insulated and conditioned separately.
