Barndominiums on the Edges of San Antonio

Barndominium builders looking at land around San Antonio start with one line on the map: the Balcones Escarpment. It cuts across Bexar County from west to northeast. North of it are the hills, springs and canyons of the Texas Hill Country. South of it are the Blackland Prairie and the South Texas plains. Your lot's position relative to that line affects nearly every part of a barndo build, from digging footings to picking a septic system.

The aquifer under the north side

San Antonio's main source of drinking water is the Edwards Aquifer, a karst aquifer in Edwards Group limestone that is described as highly porous and permeable. Its recharge zone follows the Balcones Fault, where rain and streams soak straight into fractured rock. The Texas Commission on Environmental Quality requires special permits for construction in the aquifer's recharge zones. If your land is in the recharge or contributing zone, plan for extra environmental review on site work and septic before a slab goes in.

North Bexar: hill sites

On the Hill Country side, lots tend to be rockier and steeper. Footings and trenches can hit limestone, driveways climb, and runoff moves fast. A barndominium on a hilltop pad needs grading that steers water around the building instead of under it.

South and east Bexar: open ground

Below the escarpment the land flattens into prairie and brush. Wide, open parcels suit a long shop house with a lean-to porch, but clay prairie soils swell and shrink with moisture. That is a slab design question, and it is answered with soil information rather than guesswork.

Flood history is real here

San Antonio and nearby New Braunfels rank among the most flood-prone areas in North America. The October 1998 Central Texas floods killed 32 people, and between June 30 and July 7, 2002, 35 inches of rain fell and caused 12 deaths. Before we set a finished floor elevation, we check whether the lot sits near a creek or in a mapped floodplain.

Permits outside the city

Inside San Antonio, city permits and codes apply. Many rural buyers are in unincorporated Bexar County or in the city's extraterritorial jurisdiction. Texas Local Government Code Section 233.153 says a city's building code controls in its ETJ. In unincorporated areas of covered counties, new single-family homes must meet the IRC as published May 1, 2008, or the county seat's version, and the subchapter does not authorize county zoning. Septic permits are handled by the authorized agent TCEQ lists for the county.

Climate for a metal building

San Antonio has hit 111 degrees (September 5, 2000) and dropped to 0 (January 31, 1949). Snow is rare, though the February 2021 storm left 4 to 6 inches. Spray foam insulation, careful vapor control and an HVAC system sized for heat are standard on a metal-skinned home here.

A growing county

Bexar County had 1,714,773 residents in 2010 and 2,009,324 in 2020, up 17.2 percent, with 794,173 housing units counted in 2020. Neighboring counties are Kendall, Comal, Guadalupe, Wilson, Atascosa, Medina and Bandera.

San Antonio Questions

Is my land over the Edwards Aquifer recharge zone?

If it is in north Bexar County along the Balcones Fault, it may be. TCEQ requires special permits for construction in recharge zones, so we check the zone maps before planning site work.

Do you build in unincorporated Bexar County and the San Antonio ETJ?

Yes. In the ETJ the city's adopted building code controls under state law. Outside it, the county's rules and state standards for unincorporated areas apply. We sort out which set covers your parcel first.

How do flood risks change a barndo design here?

They set the finished floor height, where the pad sits on the lot and how driveways cross drainage. Given the 1998 and 2002 floods, we look at creeks and floodplain maps on every site.

Will rock in the hills north of San Antonio slow things down?

It can. Limestone near the surface means footing, trench and septic work may need rock equipment, so we plan for it during site evaluation.
