Frequently Asked Questions

Barndominium Builders Questions

How much does it cost to build a barndominium in Texas?

Total cost depends on size, finish level and how much site work the land needs: clearing, pad, septic, well and power. Each service page has a table of published cost ranges from HomeGuide, and the custom and turnkey pages show Texas per-square-foot figures. Land is not included in those ranges. Our written estimate after a land visit is the price.

Do I need a building permit for a barndominium in a Texas county?

Inside a city, yes. In unincorporated areas it depends on the county. Counties that opt into Local Government Code Chapter 233, Subchapter F require new homes to meet the IRC and get three inspections, but the law does not require county approval before construction starts. Separate septic, floodplain and driveway permits often apply either way.

Can I build a barndominium on land without city water or sewer?

Yes, that is how most rural Texas barndos are built. You will need a permitted septic system and either a well or a water co-op connection. The septic soil evaluation should happen before the house location is final.

Are barndominiums hard to finance in Texas?

They can be. Appraisers sometimes struggle to find comparable sales, which limits conventional loans. Lenders that work with rural property, including Farm Credit lenders, offer one-time construction loans. Detailed plans, a materials list, bids and a timeline make approval easier.

Which areas of Texas do you build in?

The Hill Country, Central Texas along I-35, the Brazos Valley, East Texas, the Coastal Bend, and West Texas from San Angelo and Midland up to Lubbock and Amarillo. Greater Houston and Dallas-Fort Worth are not part of this service area.

How long does a barndominium take to build?

It depends on permits, septic approval, weather and finish level. The phases are site prep, slab and cure, shell erection, dry-in, rough-ins and inspections, insulation, and interior finish-out. We give you a phase schedule with the written estimate.

Steel frame or wood post-frame: which is better for Texas?

Both work. Red-iron steel frames allow wide clear spans for shops and large open rooms. Wood post-frame can be simpler to insulate and finish. Wind exposure, span, budget and what your lender and county expect all factor in; we walk through the trade-offs for your site.

Do metal barndominiums get condensation problems?

They can if the envelope is not planned. Humid air contacting cold steel condenses. Continuous insulation such as closed-cell spray foam, sealed openings and a properly sized HVAC system are how we control it.

Custom Barndominiums Questions

How big should my custom barndominium be?

Start from how you live: bedroom count, guest space, storage and how much of the slab goes to the shop. Size is your call. Each added square foot adds cost, so we price a few sizes side by side.

Can I design my own barndominium floor plan?

Yes. Bring sketches, photos or a list of must-haves. We turn them into a buildable plan and flag anything that would add structural cost, like very wide clear spans or complex rooflines.

Is a custom barndominium cheaper than a traditional custom home?

Often, because open spans and simple rooflines reduce framing and labor. But finishes, site work and septic cost the same either way. Compare written estimates line by line.

What foundation does a barndominium need on Texas clay?

On expansive soils like Houston Black clay, the slab has to be designed for movement, with attention to moisture and drainage around the building. We review soil conditions before setting foundation details.

Can a custom barndo include a full shop?

Yes. Many designs put the shop on the same slab with its own overhead doors, separated from the living space by an insulated wall.

Barndominium Kits Questions

Will you build a barndominium kit I already bought?

Yes. Send us the drawings and anchor bolt plan. We review them, confirm they fit your site, and quote the slab, erection and any finish work.

Is a barndominium kit cheaper than a custom build?

The shell can be, but the kit is only part of the cost. By HomeGuide's estimate the kit is about 20 percent of the total project. Site work, foundation, mechanicals and finishes cost the same either way.

What size barndominium kit should I get?

Size it from your floor plan, not the other way around. Common footprints run from 30x40 to 50x80 and larger. We lay out the rooms and shop first, then match the kit.

Can I finish a kit barndominium myself?

Many owners do. We can stop at dry-in. Check your lender's requirements and your county's inspection rules before planning owner-finish work.

Do kits come with insulation?

Some include basic insulation; many do not. For living space, we usually recommend a continuous insulation plan such as spray foam to control condensation.

Barndominium Floor Plans Questions

What is the most popular barndominium floor plan size?

The 40x60 footprint is a common choice because 2,400 square feet fits three or four bedrooms with open living space, or a smaller home with an attached shop.

Can you build from a floor plan I bought online?

Yes. We adapt it for your site, foundation, wind and snow conditions, mechanical layout and county requirements before pricing it.

How many bedrooms fit in a 30x40 barndominium?

Usually two bedrooms with one or two baths and an open kitchen and living area. A loft can add space if the eave height allows.

Should the shop be attached or separate?

Attached shops save on slab, roof and walls and keep everything under one roof. Separate shops keep noise and fumes away from the house. We price both if you are undecided.

Which direction should a barndominium face in Texas?

Generally, put deep porches on the west and south to cut summer heat, and keep large overhead doors off the side facing winter north winds, especially in West Texas and the Panhandle.

Metal Building Homes Questions

Are metal building homes good in Texas storms?

Steel frames designed for local wind loads perform well, and Texas Farm Credit notes they add protection against tornadoes and hurricanes. Openings, fasteners and roof attachment still have to be built to the design.

Do I need a windstorm inspection for a metal home near Corpus Christi?

If the property is in one of the 14 coastal counties in TDI's designated catastrophe area, most new homes need a WPI-8 inspection during construction to qualify for TWIA wind coverage. We schedule it into the build.

Are metal homes hot in summer?

Not when insulated and sealed properly. Spray foam, reflective roof colors, deep porches and correctly sized HVAC keep them comfortable.

Can a metal building home look like a regular house?

Yes. Stone or brick wainscot, stucco, wood accents, porches and standing-seam roofs make many metal homes hard to tell from conventional houses.

Will hail damage a metal roof?

Large hail can dent metal panels. Heavier-gauge panels and impact-rated options help, especially in West Texas and the Panhandle where spring storms bring large hail.

Shop Houses Questions

How big should the shop be in a shop house?

Size it from the largest item you will park plus working room around it. Many owners split a 40x80 or 50x100 footprint roughly between shop and living, but the split is your call.

Can I park an RV inside a barndominium shop?

Yes, with a tall enough overhead door and eave height. We confirm the RV height and length before setting the building dimensions.

Is it safe to have a shop attached to the house?

With proper fire separation at the shared wall, a solid door and good ventilation, attached shops are common. Fuel and chemical storage belongs on the shop side.

Should the shop be heated and cooled?

Many owners insulate the shop and add a mini-split or dehumidifier. In humid East Texas and the Coastal Bend, that protects tools and equipment from moisture.

Can a shop house be the first phase of a bigger property?

Yes. Many owners build a shop with a small apartment first and add a main house later. We size the septic, electrical service and driveway with the later phase in mind.

Turnkey Barndominiums Questions

What does turnkey mean for a barndominium?

The builder delivers a finished, move-in-ready home: site work, foundation, building, mechanicals, insulation and interior finishes, with septic, well and utilities coordinated. You choose finishes; the builder manages the trades.

How much is a turnkey barndominium in Texas?

HomeGuide puts Texas barndominiums at about $68 to $168 per square foot, excluding land. Rural site costs like septic, well and power can add significantly. Your written estimate after a land visit is the price.

Does turnkey include the septic system and well?

We include septic and well coordination and their costs in the estimate so nothing is left out. The septic design follows the soil evaluation required under TCEQ rules.

Can I get a construction loan for a turnkey barndominium?

Many owners do. Lenders familiar with rural property, including Farm Credit lenders, offer construction loans. A detailed plan, materials list, written bid and timeline help with approval.

How long does a turnkey barndominium take?

Timelines depend on septic approval, weather, inspections and finish selections. We provide a phase-by-phase schedule with the estimate and update it as the job moves.
